More information about the property
Czech Republic Sotheby’s International Realty presents for sale the exceptional historic Dolany Mill estate, set directly on the banks of the Berounka River in Dolany near Pilsen. The complex comprises a stately First Republic villa, the multi-storey original mill building, a barn and a group of further farm and service buildings, complemented by a spacious courtyard and a garden with mature trees. The estate also includes an original hydroelectric power plant with preserved turbines and millrace. The sale covers all land registered on the title deed, totalling 103,636 m², including extensive fields, meadows and woodland.
The history of the mill dates back to the 16th century. Following a fire in 1926, the estate was rebuilt, and in 1935 the mill acquired its present form, still commemorated by the inscription “MLÝN FERD. FRÖHLICH 1935” on the building’s gable. The estate has retained a remarkable number of original structures, features and technological equipment.
The centrepiece of the residential part is a detached First Republic villa with a tower, bay windows and a terrace. The villa has a full basement, set above ground level. The interiors retain parquet floors, box windows, moulded doors, ceiling cornices and rosettes, historic stoves and the original staircase.
The villa is divided into two separate apartments with similar layouts. Each offers its own kitchen with dining area, two bedrooms, a spacious living room with a bay window alcove, a bathroom, a toilet and additional facilities. The building also features a large unused attic with the original timber roof truss.
The mill itself has survived in an authentic industrial state and still contains a significant part of its original technological equipment – hoppers, gears, pulleys, transmissions, milling machines and other elements of its former operation. The estate also includes a historic hydroelectric power plant, currently non-operational, with potential for future restoration.
The complex is complemented by a separate barn, further farm buildings, a courtyard largely paved with granite setts and extensive greenery. The entire estate is in its original condition and requires complete renovation, while offering an exceptionally authentic foundation for sensitive restoration and new use.
The land, covering approximately 10.36 hectares, comprises 3,306 m² of built-up area and courtyards, 667 m² of water surface and 99,663 m² of other land. The largest share consists of arable land (over 5 ha), permanent grassland (over 2 ha) and woodland (almost 1.7 ha), complemented by a garden and other plots. The estate thus offers not only historic buildings but also a cohesive setting within the surrounding landscape.
Its strategic riverside location near Pilsen, with good accessibility from Prague, together with the scale and character of the estate, opens up a wide range of potential uses – from a prestigious private residence, museum, boutique hotel or sanatorium to a wedding, cultural or event venue.
