Czech Republic Sotheby’s International Realty presents for sale an exceptional country estate in the Strakonice region, set in the foothills of the Šumava Mountains. More than 300 years old, with part of the property originally serving as a forge, the estate has undergone a complete and exceptionally thorough restoration and today combines the authenticity of a traditional South Bohemian homestead with the standards and technology of contemporary premium living.
The restoration respected the original architecture, proportions and traditional materials. Surviving elements were carefully restored, while those that could no longer be preserved were replaced with hand-crafted replicas based on historic originals. The exceptional quality of the restoration is particularly evident in the amount of craftsmanship and the materials used throughout: travertine surfaces in the bathrooms, substantial solid-oak floors measuring 3 to 5 cm in thickness and made from timber reclaimed from 300- to 500-year-old buildings, hand-brushed, oiled and finished, as well as carefully considered copper details in the kitchen.
The windows are replicas of historic 19th-century examples, while the doors were individually created according to the original designs and openings. Both staircases were made by hand, together with a number of other distinctive details, including bespoke solid cast-iron radiators with decorative reliefs, period-style ironmongery and meticulously restored timber structures. The thatched roofs were laid and tied by hand and complemented by natural sheep-wool insulation. In the open attic interiors, the exposed roof structure remains visible and forms one of the strongest architectural features of the house.
The atmosphere is further enhanced by historic and period-inspired furniture, paintings, hand-woven wool rugs, linen curtains and bespoke lighting. The result is not a new building styled to resemble the past, but a home whose contemporary form has evolved naturally from the history of the place itself.
Modern technology has deliberately been kept discreetly in the background so as not to disturb the historic character of the house. Behind the traditional appearance of the estate is a complete contemporary technical infrastructure including a split heat pump, air conditioning in the main residence, a Jablotron security system, a private deep well, an automatic wastewater treatment plant and GPS-controlled robotic garden maintenance.
The estate consists of a main residential house and a second building dedicated to entertaining and wellness, together framing a private garden with a natural swimming pond. Thatched roofs, white façades, stone plinths, timber shutters and elements made from more than three-hundred-year-old oak give the entire property a remarkably coherent atmosphere.
The entrance hall divides the residential part of the house into two wings. Directly opposite the entrance is the first bathroom, while to the right is a traditional living room serving as a welcoming lounge, from which a separate guest bedroom is accessed. A further living room leads to a corridor with a utility room and the second bathroom. Beyond it is a dramatic double-height space incorporating a gentleman’s lounge with the possibility of additional sleeping accommodation on the ground floor. A hand-crafted timber staircase leads to an open gallery, where the first large loft bedroom is situated beneath the exposed thatched roof structure.
The left wing of the house is centred around the kitchen and dining area and a distinctive tiled masonry stove made to order according to a 19th-century original. The stove also incorporates a traditional raised platform suitable for relaxing or sleeping. A second hand-crafted staircase leads to the second principal open-plan bedroom in the attic.
The second building offers a generous entertaining space with a high exposed roof structure, kitchen and bar facilities and ample room for communal dining or larger gatherings. It adjoins a wellness area with a Finnish sauna, an eight-person hot tub and a relaxation zone. A further part of the building currently serves as a garage and storage area while also offering potential for the creation of additional residential or guest accommodation.
The two buildings are connected by a private garden, whose centrepiece is a natural swimming pond. The area surrounding the pond uses natural materials including sand and black and white Italian marble. Rare tree species complement the garden, while oak fencing and gates together with stone and timber elements continue the architectural language of the estate.
