Sotheby’s International Realty presents a rare opportunity to acquire a unique, fully restored historic estate located in the heart of Kryštofovo Údolí, a picturesque village nestled in the foothills of the Jizera Mountains. Currently operated as a boutique hotel with a fine-dining experiential restaurant, the property is equally suited as a luxury countryside residence for private leisure or full-time living. The estate masterfully combines original architectural elements with minimalist modern interiors. Surrounded by nature and located on the edge of the village, it offers a tranquil and atmospheric setting with a strong sense of place. It is no coincidence that the property received two prestigious awards in the Liberec Region’s Building of the Year competition — one for Reconstruction of the Year and the overall Grand Prize.
The main building contains the majority of the guest accommodations, the restaurant, and support facilities. There are five individually designed guest rooms, each with an en-suite bathroom and a unique character. The names of the rooms reference the history of the house, interior elements, or the surrounding landscape. The room "Les" on the upper floor features a striking view into the forest through a glazed gable. The room "Sad" includes a semi-open veranda overlooking a newly planted orchard. "Plachta" and the two-storey "Preclík" rooms are inspired by artists who once lived here, and the smallest, most intimate room in the attic is fittingly named "Komín" (Chimney). On the ground floor, guests will find an intimate restaurant with a fully equipped professional kitchen and a traditional bread oven. The dining space seats up to 26 guests. Supporting facilities on this level include a reception, restrooms, and storage areas.
A second, separate building — originally a barn — has been converted into a fully equipped guest apartment with a kitchen and private facilities, sleeping up to ten guests. Its open layout recalls the building's original purpose, while offering two bedrooms, a bathroom, separate toilet, and a kitchen with dining space. Additional beds can be placed in the mezzanine level if needed.
The two primary structures are complemented by several outbuildings and features designed for relaxation and event use. These include a modern concrete garage, a private electric sauna with a relaxation room located in the forested slope above the house, and a meditation platform that can also serve as a stage for weddings or outdoor events. In front of the house, there is a well-kept sand-covered courtyard with seating for guests, adjacent to a small pond. A stream running along the property boundary and mature trees provide natural privacy and a peaceful ambiance.
The estate covers a generous 45,000 square meters, including the area around and between the buildings, as well as a partially wooded hillside. An additional 4,500 square meters is leased long-term from the local municipality. Technical infrastructure includes a private 70-meter-deep well, a domestic wastewater treatment plant with a concrete holding tank, and three heat pumps — two for the main house and one for the barn. The electrical supply has been upgraded to 63A to ensure sufficient capacity, even at full occupancy.
For buyers interested in continuing the hospitality business, the existing operation provides significant added value. Corporate clients such as KKCG, Microsoft, and Erste Group have hosted events on site, and guest reviews are consistently excellent — 4.7 stars on Google and 9.5 on Booking.com. The property has been recognized twice by Amazing Places, a well-known platform highlighting exceptional getaways — winning Discovery of the Year in the Boutique Hotel category in 2022 and the top prize in the same category in 2023.
With a strong presence on social media and an established brand, the estate is positioned among the top countryside destinations in the Czech Republic, alongside resorts such as Knížecí cesta in Šumava and Mezi Plůtky in the Beskydy Mountains. In comparison to similar properties, a key advantage is the on-site restaurant, which allows for continuous daily operation with a snack menu during the day and à la carte dinners in the evening. Under the leadership of chefs Michael Kubrt and Jana Jelič — both of whom bring experience from the acclaimed Ambiente restaurant group — the restaurant offers a modern reinterpretation of traditional regional recipes. Ingredients are sourced locally and seasonally, delivering a culinary experience of European quality. The bakery’s naturally leavened sourdough bread and Sunday brunches open to the public are also highly popular.
