More information about the property

A unique modernistic villa hidden from the surroundings in a large garden with mature trees in the immediate vicinity of Obory Hvězda. The villa was designed for himself by the well-known Czech architect Jiří Lavička, among others the co-author of the Parkhotel Praha in Prague's Holešovice: the property bears its characteristic handwriting and there are many small details both in the exterior and interior completing the unique genius loci. On the plot separated from the surroundings by a high wall ensuring complete privacy, a separate main building with three residential floors is built, as well as a smaller two-storey building with technical facilities which originally served as an atelier. The characteristic features of both buildings are the generous living spaces with large-format windows offering views of the garden combined with the interconnection of indoor and outdoor spaces, as well as ingeniously designed layouts and refined details. The villa is in its original, maintained condition and can be used immediately, but the overall reconstruction of the building is suitable and necessary in the near future.

The dominant feature of the ground floor of the main villa is a spacious living room with a fireplace connected to a separate dining room and kitchen. In addition, there are two rooms with private entrance and shared bathroom usable as children's rooms and a large room, which can be a spacious master bedroom or - due to the open layout - a continuation of the living area. On the lower floor, which is at the level of the garden, there are four other rooms that can serve as additional bedrooms, working places or guest rooms or to establish home fitness and wellness - in one of these rooms there was an indoor pool originally. From most of these rooms it is possible to go directly out onto the terrace or garden, in the garden room you can find another fireplace. On the upper floor there is a lightful area with a kitchen used as a studio, a separate bedroom and two smaller rooms with facilities; there is also an open terrace overlooking the Hvězda Park and the adjacent meadow. All three floors are separately accessible from the outside, but there is also an internal staircase – depending on the wish of the future owner it is possible to use the property as a spacious villa, or divide it into two or three separate apartments for rent or multi-generational housing. On the first floor of the smaller villa is the main room, a large and bright studio with beautiful views of the garden and a functional fireplace, two smaller rooms usable as study or bedroom and facilities - bathrooms, dressing room, pantry and kitchen. On the ground floor there is an open gallery and technical facilities - boiler room, bathroom with toilet and two rooms usable as a garage or warehouse.

Both properties are set in a beautiful garden with mature trees offering shade even during the hot summer and full of magical still lifes. The villa is protected from the surroundings by a high wall and there is maximum privacy in the garden. The unique esprit of the property with historical charm is completed by exterior elements such as the outdoor pool, outdoor staircase and a system of elevated terraces and nooks complementing the main garden.
