Eight of the twenty most expensive properties currently for sale in the Czech Republic are offered by Czech Republic Sotheby’s International Realty, according to this year’s Forbes ranking.
13.10.2026
This year’s ranking was published on 8 October 2026 by Forbes Czech Republic. Six houses and two apartments from our portfolio made the top ten, including the second most expensive apartment in the country.
In the houses category, our properties took six of the ten places, including third and fourth. All are located in Prague or on its south-eastern edge, and share generous grounds, private wellness facilities and views.

2nd place · Prague 1 – Old Town · 413 m² + 46 m² terrace · Exclusive listing
A penthouse in the heart of the Old Town with views of the historic centre and Prague Castle. A lift opens directly into the apartment, and the master bedroom has its own sauna and terrace access.

6th place · Prague 5 · 260 m², 6+kk
An apartment with a loggia overlooking the Vltava, a wood-burning fireplace and parking in the adjacent building, in a residence with a reception.
Prices in the top segment remain high: no apartment in this year’s top ten is priced below CZK 90 million. Among houses, Forbes notes that Průhonice and the surrounding villages dominate this year.
Buyers are looking for privacy, natural materials and generous amenities, from wellness areas to wine cellars. Many of the most expensive transactions also take place off-market, without public advertising.
“Today, the top end of the market is dominated by Czech buyers who are looking for a home, not just an investment. What matters to them is location, quality of construction and privacy – and increasingly also what a property offers beyond that: plenty of greenery, a distinctive sense of place and a community of people with a similar lifestyle. Exceptional properties are rare on the market, and their owners are reluctant to part with them. That is why we value all the more the fact that they entrust us with their sale. For us, eight properties in this year’s Forbes ranking confirm that trust and reflect the work of our entire team.”
