About the project
In the centre of Velké Přílepy, just beyond the Prague city limits and with excellent access to Prague 6, lies the residential project Ryšánkův mlýn. It was created through a careful reconstruction of a former steam mill, preserving the site's distinctive genius loci. The complex consists of two connected wings, one historic and one industrial, and comprises a total of 25 newly completed apartments with an energy rating of B. Only the last four units in the industrial wing remain available, with layouts ranging from 2+kk to 4+kk and floor areas from 57.4 to 95 sqm.
Apartments on the second and third floors feature three-layer oak flooring, while the ground-floor unit has vinyl flooring. Windows are plastic-aluminium and the entrance doors are fire-rated security doors. Bathrooms are finished with ceramic tiles and fitted with wall-hung WCs, white ceramic sanitary ware and lever mixer taps. Each apartment comes with a fitted kitchen with appliances and basic lighting, making it ready to move into. Heating is provided by a gas boiler room, with panel radiators in the living areas, towel radiators in the bathrooms and an individual heat meter for each unit. The building is equipped with a passenger lift adapted for people with reduced mobility.
Two of the available apartments on the second and third floors include spacious terraces of 71.32 sqm and 57.99 sqm, naturally extending the living space outdoors. Each apartment comes with a cellar storage unit included in the purchase price. The complex also offers 41 outdoor parking spaces, paved access roads and landscaped grounds.
The project stands right next to the local primary school, and the village offers shops, services, restaurants, a nursery school and sports facilities. The surroundings invite walks and cycling, while the village's intimate character brings more peace and quiet than city living. Ryšánkův mlýn is therefore an attractive choice both as a home and as a long-term investment.
